Our First Rental and Some Sales Updates
If you follow our Facebook page, you may have seen chatter about our first rental project yesterday which is now in framing. It’s a small, 3-unit project with an old one story warehouse anchoring the ground floor as an office/workshop and two apartments above it. The project is on 1119 Leopard St and I think we’ll call it Leopard Lairs. Why not?
Our friends at Orange Concept helped us spruce up the facade design last night after a couple of last minute changes were made to the structure of the building. It only took them an hour to completely revamp the facade to include the mix of stucco, wood and vines growing on a custom green facade wall trellis system that we were going for.
This project is located in a small section between Fishtown and Northern Liberties that sits just South of Girard Ave and in between Frankford and Front St. It’s very short stroll to the Piazza, the Girard stop on the Market-Frankford line and some of Fishtown’s hottest gastropubs, including Johnny Brendas, Barcade and Stephen Starr’s Frankford Hall and Fette Sau.
We’re still working on the interior layouts of the residential units upstairs, but they are about 900 square feet and will have two bedrooms and a flexible bath that can accomodate roomates. The units will feature all of our normal extreme energy efficient measures like super insulated walls and triple pane windows. In addition we will be installing a solar PV array on the roof of about 8-9 kWh.
The interiors will have a lot of custom wood accents, Low-VOC finishes, recycled paper countertops, Energy Star appliances, dual-flush toilets and low-flow fixtures where appropriate. We are also designing an audio/video package for the units to ensure they are the most up to date technologically of any rentals in the area. Stay tuned for more info on this project as it progresses and feel free to contact us if interested in renting one of these units. They will probably be ready in about 3-4 months.
Some Recent Sales Updates
In other news, our Duplexcellence project which is now almost 100% complete from the exterior is sold out. We recently sold the upper unit with the pimp tight bi-level roof deck to a lovely couple who has been following our work for a few years. We are honored they chose Duplexcellence as their first home purchase ever and hope they love it as much as we do.
The second update is on the 7 Layer House. It sold too. We’ve barely talked about it here. It’s only half way built. We never got a chance to list it for sale. A fine couple transplanted from Brooklyn had to have it, so they bought it. They don’t trust any of you guys out there and wanted to claim it before we offered it to the public. We’ll keep posting on the house as we finish it because this thing is GOAT.
